A highly experienced real estate and corporate finance advisor with 15 years’ experience working for financing and advisory institutions in the real estate sector. Paul helped set up Warmflame Capital, a family office fund focusing on real estate financing, land and development opportunities.

Paul was previously at Bank of Scotland, predominantly in the bank’s real estate investment banking division, before undertaking an MBA, focusing on investment finance. After his MBA, he joined CBRE providing transactional and recovery advice to clients and thereafter to JLL to head the Loan Valuation business.

A highly experienced real estate and corporate finance advisor with 15 years’ experience working for financing and advisory institutions in the real estate sector. Paul helped set up Warmflame Capital, a family office fund focusing on real estate financing, land and development opportunities.

Paul was previously at Bank of Scotland, predominantly in the bank’s real estate investment banking division, before undertaking an MBA, focusing on investment finance. After starting his career as an Assistant Engineer, he progressed through the ranks to senior positions within the industry with his previous role at Winvic Construction, the preeminent industrial contractor in the UK, where he developed and tendered several million sq ft of industrial space.

David has been involved in the delivery and coordination of a number of  projects working with clients from both the public and private sectors. David has worked on major construction projects, such as the £600m re-development of Birmingham New Street Station, building schools for the future (BSF) roll out and the negotiation and delivery of large industrial schemes. David’s last position within the construction industry was with Winvic Construction, who are widely recognised as the leader in the design and build of industrial buildings in the UK. Whilst in his position as Pre-Construction Manager at Winvic Construction, David was involved with the tendering, negotiation and delivery of schemes totalling several million square foot.

Further to this David has experience in the niche demolition and remediation sector, working for blue chip clients such as National Grid and Network Rail to remove disused or dangerous structures and regeneration of brownfield sites. David’s work in the demolition sector has been recognised by the World Demolition Awards.

My Involvement

  • Responsible for assessing potential development sites to provide a view on enabling costs, build costs and abnormal costs
  • Assessment of site surveys to provide technical proposals for demolition, remediation and build methodology
  • Managing the planning application process for WD development sites
  • Monitoring of the build and refurbishment phase during the ‘on-site’ stage of all WD projects.
  • Assistance with asset handover and any specific occupier fitout

Stuart joined Warmflame Developments in September 2018 having previously worked in the commercial property sector for over 20 years.  He has advised clients in the UK Industrial and Logistics sector across agency, Tenant Advisory, Development and Capital Markets with a primary focus on the Midlands and the North West markets acting on behalf of owners, occupiers and investors. His key role included acting as account manager for a number of global occupiers and providing day to day agency and consultancy services to clients in the mid-box and large footprint manufacturing and distribution sector.

Stuart is responsible for building the WD transactional development platform and will work closely with our development partners to not only purchase land and buildings but also see them through to completion.  His knowledge of the regional markets will assist WD and their partners in securing and delivering high quality development and investment product for the mid-box occupier market.

My Involvement

  • Responsible for securing land purchases on behalf of the company for build to suit and speculative build programmes
  • Negotiating transactions on behalf of the team based on 20 years experience of the wider Midlands industrial and logistics sector
  • Ensuring the assets are marketed and leased expeditiously in order to maximise the returns to the company and our investors

Tim’s work predominantly focuses on delivering the commercial aspects of Projects from inception to completion including initiating appropriate procurement routes, forming contractual engagements and managing the contractual processes and relationships where required. Tim’s work also encompasses managing company commercial systems and procedures and providing commercial support and advice to the wider team.

Tim has directly managed Projects ranging from £0.5m to in excess of £50m and worked on Major Projects in excess of £600m across a wide range of schemes covering residential, mixed use, industrial, rail, education, listed buildings, nuclear and demolition/remediation.

Tim’s first-rate written and verbal skills enable him to effect positive outcomes at all levels of WD’s business operations. His experience-lead knowledge of construction products and solutions will allow him to influence key aspects of developments for the benefit of WD and their stakeholders.

  • Advising at feasibility stage on construction and abnormal costs
  • Selection of contract and procurement routes
  • Oversee the preparation of all contract documentation by the Development Team.
  • Management, support and action where required on all commercial aspects during the lifespan of a Project.
  • Close collaboration with stakeholders and their advisors during handover stage of an asset to ensure success for all parties.

Further to this John has experience in the niche utilities, planning and mobile telecoms sector, working for and on behalf of blue-chip clients such as Transco, National Grid Transmission, British Gas, EE, Ericsson, BT and Department for Education (DfE), and various local authorities across the UK.

After Roxhill Developments was sold to SEGRO plc in 2016, Paul decided it was opportune to exit the business.

Over his 20 years in the industrial market Paul has developed over 30 million sq ft of industrial space.

Roxhill Developments was sold to SEGRO plc in 2016.
My Involvement

  • Operate as a non-executive Director and provide advice on the business direction, proposed schemes and use his extensive network of contacts to generate opportunities
  • Operates through the family office fund as the main investor
